The Fund is being seeded with Bella Vista Pointe Apartments (188 units) located in Dallas. The sponsors of the Fund, Patrick and Madeleine Gergen, were the General Partners of the property since it’s original purchase in 2011. The sponsors are very familiar with the property and have a clear understanding of the plan to achieve strong returns into the foreseeable future. Bella Vista Pointe, being a huge success story already, was built in 1985 and continues to offer great upside potential with many units planned for the new “Premium Renovation” as well as adding covered parking stalls and in-suite laundry to increase the income and force the value upwards.
Two additional apartment communities with a strong value-add component will be purchased over the next year. Dallas continues to perform as one of the strongest real estate markets in the United States over many years. This Fund will provide investors with diversification across three properties vs. investing in one single property. The investment has an estimated timeline of 5 years.
